Property sales in Cyprus saw a 17 per cent year-on-year increase in June, largely fueled by a 44 per cent jump in Larnaca, while Nicosia recorded the smallest rise at just 2 per cent, according to figures from the land registry.
A total of 1,544 sales contracts were submitted to land registry offices in June, up from 1,322 during the same month in 2024. This follows a 30 per cent increase in May, when 1,644 transactions were recorded.
Sales growth in Limassol slowed to 13 per cent in June, down from 18 per cent in May. Famagusta showed a similar decline in momentum, with a 21 per cent increase compared to 54 per cent the previous month. In Paphos, growth also moderated, rising 13 per cent compared to 44 per cent in May.
Foreign buyers were responsible for 576 of the June transactions, representing 37.3 per cent of the total, while local buyers accounted for 968, or 62.7 per cent.
Over the first six months of 2025, property sales across Cyprus climbed 16 per cent to 8,729 units, compared with 7,553 during the same period last year. Of these, 3,388 sales were made by foreign buyers, and 5,341 by locals. By region, Nicosia saw a 14 per cent increase to 2,010 sales, Limassol grew 13 per cent to 2,725, Larnaca rose 24 per cent to 1,948, and Famagusta posted a 20 per cent gain. Paphos experienced an 11 per cent rise, reaching 1,653 units.
